Is Your Roof Trying to Tell You Something?
Your roof is your home's first and most important line of defense. In Middle Tennessee, where we get everything from ice storms in February to tropical-style downpours in July, that defense needs to be airtight. The problem? Roofs fail gradually, and most homeowners don't notice the warning signs until there's water dripping through the ceiling.
Here are the seven most common warning signs we see on homes across Nashville, Brentwood, and Franklin — and what each one means for your timeline and budget.
1. Shingles Are Curling or Cupping
When shingle edges curl upward (cupping) or the middle of the shingle curls up while the edges stay flat (clawing), you're looking at a moisture problem, an age problem, or both. Curled shingles can't do their job — water slides right under them instead of running off the roof.
**What to do:** Get an inspection. Widespread curling usually means the roof has 3–5 years of life left.
2. Granules in Your Gutters
Asphalt shingles are coated in granules that protect against UV rays and add impact resistance. When shingles age, granules shed and collect in your gutters. You might also see bare patches on the shingles themselves or dark streaking on the roof surface.
**What to do:** Some granule loss is normal on newer roofs (manufacturing shedding). Significant loss on a 15+ year old roof is a red flag.
3. Daylight Through the Roof Boards
If you can see sunlight coming through your attic boards, wind-driven rain can get in just as easily. This is a serious sign that needs immediate attention.
**What to do:** Call for an emergency inspection. Don't wait.
4. Your Roof Is 20+ Years Old
Most asphalt shingle roofs are rated for 20–30 years, but Middle Tennessee's heat cycles and storm frequency often reduce that lifespan by 3–5 years. If your roof is approaching or past the 20-year mark, it needs to be on your radar.
**What to do:** Schedule an annual inspection. Proactive replacement on your terms costs less than emergency replacement after a failure.
5. Sagging Roof Deck
A sagging or drooping roof deck indicates structural problems — wet or rotted sheathing, or in serious cases, issues with the rafters or trusses. This is a safety issue that needs immediate professional attention.

6. Moss and Algae Growth
The black streaks you see on roofs are actually a type of algae called Gloeocapsa magma. Moss growth is even more aggressive — its root system can actually lift shingles and allow water intrusion. Both indicate trapped moisture, which is the enemy of roof longevity.

7. Flashing That's Cracked or Missing
Flashing — the metal strips around chimneys, skylights, and vents — is where most leaks originate. Over time, flashing sealant dries out, cracks, and allows water intrusion around these penetrations.
